Originally built in the late 1980s and reimagined over two years of extensive renovations, the estate features Concrete Conteria Stone, polished concrete floors, Mexican Flagstone, native palm palapas, stone inlays and Mexican tropical hardwood throughout.
A dedicated house manager, gourmet chef, mixologist, professional waiter and daily housekeeping bring the estate to life — three meals served on a relaxed schedule, cocktails crafted at the Panoramic Bar, and a personal shopper and concierge to handle every detail. Las Villas PV comfortably accommodates up to 16 guests across 8 luxurious bedroom suites. Seven bedrooms feature king beds, while the Casa Mia Terraza room offers flexible bedding that can be arranged as either one king bed or two twin beds — ideal for families or group flexibility.
The estate is available in tiered configurations ranging from 5 to 8 bedrooms, with access to different areas across the two residential structures depending on the selected layout. Standard occupancy is based on two guests per bedroom, ensuring comfort and privacy throughout the villa.
Maximum occupancy. The maximum capacity is 18 guests, available only with the full 8-bedroom configuration. The additional 2 guests are accommodated in the media room within the Pool Suite, which features 2 Twin XL beds, a semi-private layout separated by a barn-style door, and a shared ensuite bathroom. Available only upon approval and subject to additional charges.
Booking policy. Additional guests are not permitted beyond double occupancy when booking fewer than 8 bedrooms. Any guests exceeding standard occupancy must upgrade to the appropriate bedroom category rate.

Your stay at Las Villas includes a fully staffed luxury villa experience designed for comfort, relaxation, and personalized hospitality. Included with your rental:
Staffing levels are tailored to your group size and bedroom configuration to ensure attentive and seamless service throughout your stay.
Service hours. Daily service is available from 8:00 AM to 8:00 PM. Additional service outside these hours may be arranged for an extra fee.
Meal service. Breakfast 9:00 AM – 11:00 AM · Lunch 1:00 PM – 2:00 PM · Dinner beginning at 7:00 PM. Following dinner service, the staff will tidy dining areas, serve a final round of beverages, and conclude service for the evening.
Earlier breakfasts, later dinners, or extended service hours may be arranged with at least 24 hours' advance notice and can be subject to additional fees. For safety and service standards, the kitchen is reserved exclusively for villa staff use.
Food and beverages are billed separately from the villa rental. To support meal preparation and villa stocking, the staff provides one grocery shopping trip per day. Grocery and beverage requests should ideally be submitted at least 24 hours in advance.
Advance food & beverage deposit. To prepare the villa prior to arrival, we request MXN $2,000 per adult and MXN $1,000 per child under 10. Deposits are processed in Mexican pesos through a secure payment link provided by our concierge team.
Grocery receipts are always provided. Payments may be made in USD or MXN. A 15% shopping and handling fee applies, and credit card reimbursements are subject to a 5% processing fee. This process allows our team to pre-stock the villa, accommodate dietary requests, and ensure a smooth dining experience throughout your stay.
Absolutely. Prior to arrival, guests receive a detailed preference form so our chef can personalize menus, dietary accommodations, and dining experiences. Meals are typically served family-style, with shared appetizers, main courses, and desserts. Vegetarian, gluten-free, allergy-sensitive, and other dietary needs are happily accommodated whenever possible.
Sample menus and meal suggestions are also provided in advance to assist with planning.
Suggested food & beverage budget: approximately $40–$60 USD per guest, per day, depending on menu selections and beverage preferences.
Gratuities are always appreciated and are best provided in cash so they may be distributed directly among the villa team. While entirely discretionary, we recommend a guideline of $30 USD per guest, per day.
For example, 10 guests staying 4 nights = $30 × 10 guests = $300 per night, or an estimated gratuity total of $1,200. Gratuities are shared among all staff members, including housekeeping and kitchen personnel working behind the scenes to create a seamless guest experience.

Las Villas PV is always rented exclusively to one group at a time, ensuring complete privacy and full enjoyment of the estate.
5-bedroom configuration. Includes access to Casa Cosmos, the main swimming pool, the private gym, the Grand Palapa, and the primary living and social areas — full use of the core estate amenities and gathering spaces.
6–8 bedroom configurations. In addition to the areas above, these configurations also include access to Casa Mia, which features a second saltwater swimming pool, a Jacuzzi, additional guest suites, and expanded living and lounge areas.
All configurations include the same full-service staffing and luxury hospitality experience. The main difference is the number of bedroom suites and villa sections available during your stay.
Additional guests (full villa only). For full 8-bedroom bookings, the media room located in the Pool Suite may accommodate up to two additional guests with Twin XL beds, available for an additional fee. The space is semi-private, separated by a barn-style door, and shares the Pool Suite bathroom. Prior approval is required before arrival.
Important: the villa is provided with the beds and furnishings included in the confirmed booking configuration. Additional bedding beyond the stated accommodations is not available. For safety and comfort, sleeping on sofas, loungers, or daybeds is not permitted.
To preserve the property and accommodate guests and staff with allergies or sensitivities, pets and animals are not permitted on the premises. If you believe there is a unique circumstance requiring consideration, please notify management in writing prior to booking. Any exception must be approved in writing before arrival.
Yes. Las Villas is an exceptional venue for weddings, milestone celebrations, family reunions, wellness retreats, and corporate gatherings.

Event fees are separate from villa rental rates. Catering, rentals, décor, entertainment, staffing, and coordination are quoted separately. All events are subject to villa management approval.
Las Villas is a multi-level property with stairs throughout and is not wheelchair accessible or ADA-adapted. Guests are encouraged to review the property layout carefully to determine whether it suits their accessibility needs.
All onsite services must be coordinated through villa management and concierge services. This includes massage therapists, yoga instructors, musicians and DJs, entertainers, and spa providers.
Outside vendors are not permitted unless approved in advance by villa management. For approved events, planners may work with pre-approved preferred vendors.
To maintain a peaceful atmosphere for neighboring homes and guests, quiet hours are observed daily from 10:00 PM to 8:00 AM. Approved events may continue until 11:00 PM, subject to event approval and applicable fees.
Yes. The pool is heated seasonally from November through April, with temperatures maintained up to approximately 85°F. Pool heating during warmer months may be arranged upon request for an additional fee.

All rates are per night, in U.S. dollars, and exclude 19% tax (3% lodging + 16% IVA). Las Villas PV can be rented in tiered configurations from 5 to 8 bedrooms — a 5-bedroom booking includes Casa Comos only (main pool, gym, palapa); 6, 7, or 8 bedroom bookings add Casa Mia with its second pool and Jacuzzi. Holiday weeks are flat-rate regardless of bedroom count.
